Hostel Terms & Policies
Welcome to FemSoBabs Hostel. These Terms & Policies ("Terms") govern your access to and use of our website, booking system, tenancy services, and related offerings. By using our site, booking a room, or residing at a FemSoBabs property, you agree to these Terms.
- Prohibition of Multiple Pets: To maintain a peaceful and comfortable atmosphere, we have a strict policy in place allowing only one pet per unit. This policy is designed to prevent overcrowding, noise disturbances, and potential conflicts among animals. We kindly ask that you respect this guideline and refrain from bringing multiple pets into your unit.
- No Smoking Policy: For the health and safety of all residents, smoking is strictly prohibited within the premises. This includes individual units, balconies, and common areas. Smoking can not only pose a fire hazard but also negatively impact the air quality within the building. We kindly request that you refrain from smoking and instead utilize designated smoking areas outside the property.
- Unauthorized Re-modifications: It is essential to maintain the structural integrity and aesthetic appeal of our property. Therefore, any unauthorized modifications to your unit, such as significant alterations to the layout, electrical wiring, or plumbing, are strictly prohibited. These modifications can compromise the safety of the building and may result in costly repairs. We kindly request that you seek prior approval from the property management team for any modifications you wish to make.
- Prohibition of Illegal Activities: Engaging in any illegal activities, including but not limited to drug use, gambling, or any other unlawful behavior, is strictly prohibited. Such activities not only endanger the well-being of all residents but also violate local laws. Any instances of illegal activities will be reported to the appropriate authorities and may result in immediate termination of your lease agreement.
We understand that maintaining a peaceful and secure environment is a collective effort, and we appreciate your cooperation in adhering to these guidelines. Failure to comply with these policies may result in warnings, or even eviction. Should you have any questions or concerns regarding these cautionary guidelines, please do not hesitate to reach out to our management team.
The tenant declares that the accommodation will be used for study purposes only and that he will not have his main place of residence in the aforementioned accommodation, which is explicitly forbidden. The tenant is assumed to have viewed the accommodation beforehand. The tenant must be a registered student of one institutions in the stipulated area.
Description of the Condition of the Accommodation
During the first 14 days of the actual occupation of the housing unit, an extensive description of the condition of the accommodation must be drawn up, with both parties present. The same must be done at the end of the tenancy.
When no such description of the condition of the accommodation could be drawn up as a result of an action by, or of negligence of the tenant, it is assumed that the accommodation was in good condition when the tenant took up residency there.
Duration
The rental period is 1 one year. This period begins on the payment date.
The End of the Tenancy Agreement
Without a termination of tenancy, the tenancy agreement ends on the date specified in Article above. Automatic renewal of the tenancy agreement cannot be claimed (Civil Code, Art. 1999). Unless otherwise agreed, the tenant must completely vacate the accommodation by that time, clean it and personally return the keys to the landlord. When a new agreement with the same student is concluded, both parties decide in mutual agreement to what extent the accommodation has to be vacated. The keys must always be returned to the landlord upon termination of the rental period.
Obligations of the Tenant
- Keep the premises clean, sanitary and in good repair; dispose of waste properly.
- Do not change locks or major fixtures without the landlord's written consent.
- Use the accommodation for study/personal residence only; no commercial activities without permission.
- Report maintenance issues and damages promptly to management.
Subletting & Transfer of Tenancy
Subletting, transferring the tenancy, or granting use to third parties is prohibited without the landlord's written permission. Any commercial or professional use is also forbidden unless explicitly approved in writing. If the tenancy is reclassified under commercial tenancy laws, any resulting taxes or charges are payable by the tenant.
Damages, Depreciation & Refunds
The tenant is responsible for damage or excessive wear caused by the tenant or their guests. A security deposit may be held to cover such costs. After move-out, the landlord will inspect the unit and provide an itemised deduction list; refunds of the remaining deposit will be processed within 14 days of inspection, subject to lawful deductions for repairs and unpaid charges.
Possibilities of Terminating the Tenancy Agreement
Premature Termination
The landlord may seek termination and damages in cases of serious breaches, including conduct that undermines the accommodation’s purpose for study or rent arrears exceeding two months. A re-letting fee equal to three months' net rent may apply when the tenant is held responsible.
Either party may terminate the agreement with one month's notice; compensation is limited to a maximum of one month's rent unless a suitable replacement tenant is found, in which case actual loss may be used to calculate compensation. Termination becomes effective on the first day of the rental month following notice.
Final Provisions
Additional health & safety rules communicated to the tenant form part of this agreement and must be followed. The landlord may enter the premises to carry out repairs or inspections with reasonable notice. Failure to comply with these Terms may result in termination of tenancy and other remedies available by law.
1. Bookings & Reservations
Bookings are confirmed once payment is received and a booking reference is issued. Reservation hold periods, deposit requirements, and cancellation policies vary by room type and are described at the point of booking.
2. Check-in, Check-out & Occupancy
Standard check-in and check-out times are specified on the booking confirmation. Occupancy limits must be respected; unauthorized subletting or additional occupants may lead to termination of tenancy.
3. Payments & Refunds
Payments may be made online via supported payment channels. Refunds are processed according to the cancellation policy associated with your booking. Processing fees from payment providers may be non-refundable.
4. Tenant Responsibilities
Tenants are expected to maintain a safe, respectful, and clean living environment. Report maintenance issues promptly. Tenants are responsible for damages beyond normal wear and tear.
5. Facilities & Maintenance
We strive to maintain facilities as described. Scheduled maintenance may occur; we will notify affected tenants in advance when possible.
6. Privacy & Data
We collect personal information to process bookings, manage tenancy, and communicate essential updates. See our Privacy Policy for more details on data use and protection.
7. Code of Conduct & Safety
Behave respectfully toward other tenants and staff. Illegal activities, harassment, or behavior that impairs health and safety are grounds for immediate termination of tenancy.
8. Dispute Resolution
Please raise disputes through our support channels first. Unresolved disputes may be governed by applicable laws in Nigeria and handled by the appropriate courts.
